THE BUILDING
Eighty thousand square feet, rebuilt for the way work works now.
Eighty thousand square feet of working industrial floor, broken up into private warehouse spaces, creative offices, and the shared infrastructure that makes both run. Loading docks and pallet jacks at the dock. A photo studio, a podcast room, and a stocked kitchen up front. EV chargers in the lot. Built so a finish carpenter and a content creator can share a building and both feel at home.
Eighty thousand square feet, fully redone.

People building on Plano Pkwy.

From Canada to Plano, one piece at a time.
YFL Art & Decor packed up an entire studio and moved it from Canada to Plano. That kind of move needs more than square footage. It needs people who show up. She found both at FlexEtc: a studio built for her next era, and a Community Manager team and neighboring businesses who made a big, uncertain move feel manageable.
From smallest space to standout story.
Sam started Strudel3D in one of our smallest spaces at FlexEtc - just him, a printer, and an idea. What happened next wasn't just business growth, it was community. Sam shows up to nearly every event we host, brings people through his space to see a working warehouse in action, and even represents FlexEtc at outside community events. Along the way, he developed new products and expanded what Strudel3D offers. In March 2025, he outgrew his original footprint entirely, more than doubling his space and bringing on employees to keep up.

Between Legacy West and Granite Park.
W Plano Parkway sits at the center of one of North Texas's most active business corridors — at the intersection of George Bush Turnpike and US 75, twenty minutes from anywhere in the metroplex.
