That's great for a Friday night. It's harder if you run a business that actually needs a warehouse. Most of Charlotte's new warehouse construction is going up in large buildings on the edges of the metro, while the older, smaller buildings closer to Uptown keep getting new lives as something else.
Here's what warehouse space costs in Charlotte right now, why the numbers you'll see online don't describe the space you're actually looking for, and what to ask before you sign anything.
Charlotte industrial space averaged about $9 to $12 per square foot per year in mid-2026. CBRE reported Q2 2026 average asking rents of $9.13 per square foot, up 6.5% from a year earlier. Matthews put asking rents at $12.22 per square foot.
Those averages combine every size of industrial space in the metro, and neither report breaks them out by size. For context, the average industrial space listed for lease in Charlotte on CommercialCafe is about 38,760 square feet.
The figures that do come with a size tell a different story:

Notice what "small" means to the market. Small-bay covers buildings up to 125,000 square feet, more than 60 times the size of FlexEtc's largest suites. Even flex space, the category closest to what growing businesses need, averages more than three times our largest suite and rents for roughly twice the overall industrial average.
Small spaces are also getting tighter. Small-bay rents rose to $10.63 per square foot, up from $10.16 a year earlier. CBRE notes that warehouse rents have leveled off while flex space rents keep climbing each quarter.
Market rates describe a different product. They're the base rent on a larger space you'd set up and run yourself, usually on a multi-year lease. A FlexEtc rate is the total monthly cost of a smaller, move-in ready space with the essentials included and flexible terms.
Four differences matter most:
Size. Per-square-foot rates usually drop as spaces get bigger. An average built on 6,500 or 38,000 square foot spaces will look lower per foot than anything sized for a business that needs 800 square feet.
What's included. Many Charlotte industrial listings are quoted NNN, or triple net. That means you pay the base rent plus your share of the building's property taxes, insurance, and maintenance. After that, you set up your own utilities and internet, and you furnish a space that often arrives as an empty shell.
How the rate is quoted. Charlotte rents are usually quoted per square foot per year. Divide by 12 before you compare anything priced monthly.
Commitment. Traditional industrial leases typically run several years. That's a big commitment for a business that looked completely different six months ago.
So the number to compare isn't price per square foot. It's what you'll pay each month to actually run your business out of a space the size you need.

To compare two spaces fairly, add up every line that applies to your business. For the traditional lease, that's base rent converted to a monthly number, NNN charges, utilities, internet, and the cost of anything you'd pay for elsewhere, like a meeting room, a mailbox service, or studio time. Then compare that total with a FlexEtc membership for the same amount of usable space.
For scale: the average Charlotte flex listing, about 6,500 square feet at $20 per square foot per year, comes to roughly $10,900 a month in base rent alone, before any of the other lines in that table. If you only need a fraction of that space, the real question is whether you can find a traditional space your size, close to the city, on terms that fit a growing business.
Charlotte is building plenty of warehouse space, just not small space close to the city. Colliers reports that most construction underway is in Airport/West, York County, Union County, and the North submarket, and most projects fall between 100,000 and 200,000 square feet.
Closer in, the older warehouse stock is disappearing into other uses. In Lower South End, former industrial buildings have been turned into restaurants, breweries, and entertainment. One example is a pickleball and entertainment complex built out of two old warehouse buildings at Old Pineville Road and Southside Drive.
So if you need 800 square feet and a loading dock within a short drive of Uptown, you're choosing between a big building far out and a small building that may not stay a warehouse for long.

LoSo is short for Lower South End, the area just south of Charlotte's South End. It isn't an official district, but most people place it between South Tryon Street and South Boulevard, from Clanton Road down to East Woodlawn Road.
