Notice what "small" means to the market. Small-bay covers buildings up to 125,000 square feet, more than 60 times the size of FlexEtc's largest suites. Even flex space, the category closest to what growing businesses need, averages more than three times our largest suite and rents for roughly twice the overall industrial average.

Small spaces are also getting tighter. Small-bay rents rose to $10.63 per square foot, up from $10.16 a year earlier. CBRE notes that warehouse rents have leveled off while flex space rents keep climbing each quarter.

Why aren't Charlotte market rates a fair comparison?

To compare two spaces fairly, add up every line that applies to your business. For the traditional lease, that's base rent converted to a monthly number, NNN charges, utilities, internet, and the cost of anything you'd pay for elsewhere, like a meeting room, a mailbox service, or studio time. For scale: the average Charlotte flex listing, about 6,500 square feet at $20 per square foot per year, comes to roughly $10,900 a month in base rent alone, before any of the other lines in that table. Why is small warehouse space hard to find near Uptown Charlotte?

Charlotte is building plenty of warehouse space, just not small space close to the city. Colliers reports that most construction underway is in Airport/West, York County, Union County, and the North submarket, and most projects fall between 100,000 and 200,000 square feet.

Closer in, the older warehouse stock is disappearing into other uses. In Lower South End, former industrial buildings have been turned into restaurants, breweries, and entertainment. One example is a pickleball and entertainment complex built out of two old warehouse buildings at Old Pineville Road and Southside Drive.

So if you need 800 square feet and a loading dock within a short drive of Uptown, you're choosing between a big building far out and a small building that may not stay a warehouse for long.

What should I ask before signing a Charlotte warehouse lease?

  • Is the rent quoted per year or per month? Convert everything to a monthly number before you compare.
  • What size space is the rate based on? A rate advertised for a large space won't hold for a small one.

  • What concessions are on the table? Matthews reports concessions increasing in Charlotte, so ask about free months or tenant improvement allowances. Then check when they apply and what the rate is after they end.
  • What kind of dock access is there? Ask about dock type and whether you share it.
  • How much power does the space have? This matters if you run equipment, not just shelves.
