Storage Unit vs. Warehouse Suite: When It's Time to Switch

The short answer

A storage unit is the right call when you need a place to keep things. A warehouse suite is the right call when you need a place to run a business. The switch usually makes sense once you're packing orders, meeting couriers, or renting a second unit just to make room.

Most people don't plan to run a company out of a storage unit. It starts with one unit for overflow inventory. Then a second. Then you're spending Saturday mornings driving between them with a tape gun in the cupholder.

If that sounds familiar, here's how to tell whether it's time to move, and what changes when you do.

What each one is built for

A storage unit is built for things that sit still. A warehouse suite is built for things that move. That difference shows up in every part of your day.

Many self-storage agreements also limit what you can do inside the unit. If you're packing orders there, read yours before someone else does.

Six signs it's time to switch

You don't need all six. Two or three usually means the storage unit is costing you more than it saves.

  1. You rent more than one unit. Multiple units mean multiple trips, and inventory that's never where you need it.
  2. You pack orders on site. If the unit has become your fulfillment center, it's doing a job it wasn't built for.
  3. Deliveries go to your house. Pallets in the driveway and boxes on the porch are a sign your business has outgrown its address.
  4. You lose hours to driving. Count the round trips in a week. That time has a price, even if nobody invoices you for it.
  5. You can't bring anyone in. Hiring help or meeting a buyer is hard when your workspace is a roll-up door with no outlet.
  6. You're paying for a workspace somewhere else too. A unit for stock plus a desk or office elsewhere is two rents for one business.

From fifteen storage units to one suite

One of our Salt Lake City members runs a livestreamed online auction business. Before FlexEtc, he ran it out of fifteen self-storage units.

Fifteen units meant fifteen locks, fifteen bills, and a lot of time figuring out which unit held which lot. Pallets were showing up at his house, and he was trying to run live auctions out of the chaos.

Today he sells on Whatnot from a proper warehouse suite at FlexEtc Salt Lake City. Our Community Managers handle package receiving and outbound shipping on site, so his time goes to the auctions, not the logistics.

He told us moving in almost made him cry, because getting pallets in the door was finally easy.

His story isn't unusual. Plenty of members started the same way: one unit, then two, then a system held together with a spreadsheet and a lot of driving.

Compare the total cost, not the rent

A storage unit almost always wins on rent alone. The real comparison is everything you pay to make that unit work as a business. Fill in your own numbers below.

Two things aren't bundled at FlexEtc, so count them honestly. You'll put down a security deposit, and you'll carry your own business insurance. Extra key fobs and added power are available for a fee if you need them.

Pricing is set by location and suite size. You can see current rates on each location page.

When a storage unit is still the right call

A storage unit still makes sense in a few cases. Don't move before you need to.

  • You're storing, not operating. Seasonal stock or archived inventory that you touch a few times a year belongs in storage.
  • You're testing an idea. If you're a few months in and still figuring out demand, keep overhead low.
  • You don't receive shipments. If nothing arrives and nothing ships from the unit, a dock and receiving desk won't change much.

Once the unit becomes the place where work happens, it's worth a tour.

FAQ

Can I run a business out of a storage unit? You can store business inventory in one. Running daily operations there is harder: many units lack power and WiFi, and many rental agreements limit business activity. Check your agreement.

Is a warehouse suite more expensive than a storage unit? On rent alone, usually yes. Once you add a second unit, a workspace, a mailbox, and drive time, the gap often shrinks or flips. Use the worksheet above with your own numbers.

How big are FlexEtc warehouse suites? Suites range from about 200 to 2,000+ square feet, measured as usable space. Spaces are configurable, so sizes vary by location.

Do I have to sign a long lease? No. FlexEtc offers flexible terms, including month-to-month options. [Confirm current term options by location.]

What's included in the monthly rate? The essentials for running a business: WiFi, utilities, 24/7 security, mail handling, shipping and receiving, and access to shared workspace. You bring the inventory. We'll take care of the etc.
