If you're running a business out of your garage in Mesa or a storage unit in Tempe, you've probably noticed. The listings are full of 100,000 square foot distribution centers. What you need is 800 square feet, a loading dock, and a lease that won't outlast your business plan.
Here's what warehouse space actually costs in Phoenix right now, why price per square foot is the wrong number to compare, and what to ask before you sign anything.
The average industrial asking rent in Phoenix is a little over $1 per square foot per month, before NNN charges. Cushman & Wakefield puts Q2 2026 direct average triple net asking rents at $1.15 per square foot, up from the prior quarter as vacancy tightened. CBRE reports a slightly lower average of $1.09 per square foot for the same quarter.
Brokers measure the market differently, so their numbers won't match exactly. Two things hold across all of them, though. Rents are rising, and the numbers describe big spaces. Kidder Mathews' average of $1.18 per square foot, for example, only counts spaces of 10,000 square feet and larger.
Rents also swing by neighborhood. In Kidder Mathews' data, submarket rents ranged from $0.78 per square foot south of the Salt River to $1.81 in Scottsdale.
Phoenix built a lot of warehouse space, but almost all of it was built big. The small spaces growing businesses actually need are nearly full.
Small-bay industrial vacancy in Phoenix sits at roughly 4 to 6%, while buildings over 100,000 square feet are more than 16% vacant. Another local brokerage puts small-space vacancy in the mid-to-high 5% range.
In other words, there are plenty of empty warehouses in Phoenix. They just aren't sized for you. A business that needs 1,000 square feet is competing for a small slice of the market while the headlines talk about oversupply.
Price per square foot only tells you the base rent. It leaves out most of your real monthly cost, and it doesn't tell you what comes with the space.
Most Phoenix industrial rents are quoted NNN, or triple net. That means you pay the base rent plus your share of the building's property taxes, insurance, and maintenance. After that, you still set up your own utilities and internet, and you furnish a space that often arrives as an empty shell.

To compare two spaces fairly, add up every line that applies to your business. For the traditional lease, that's base rent, NNN charges, utilities, internet, and the cost of anything you'd pay for elsewhere, like a meeting room or a mailbox service. Size matters too. The market averages above mostly reflect spaces of 10,000 square feet or more.
