FlexEtc lists square footage as usable space, meaning the floor area inside your private suite. The number on the listing is the space you can actually fill with racking, packing tables, and inventory.
That isn't how every landlord does it. Many commercial listings quote rentable square footage, which adds your share of common areas like hallways, restrooms, and lobbies to your suite size. On paper, the space looks bigger than what you walk into.
Your membership already gives you access to the loading docks, conference rooms, and shared workspace. You just don't pay for them by the square foot.
If the space you tour ever feels different than the listing, ask us to measure it with you. We'd rather settle it on day one than have you wonder about it on day ninety.
FlexEtc spaces range from 200 to 3,000+ square feet. A 200-square-foot suite works well for a solo operator with a few shelves of inventory and a packing station. The larger suites fit a small team, pallet storage, and room to grow. Available sizes vary by location, so check your location page or ask during a tour.
Your monthly rate covers the space itself plus the things a working business needs every day:
No utility bill arrives separately, and no CAM charges get reconciled at the end of the year. Those costs are built into your rate.
Four things fall outside your monthly rate, and you should know about all of them before you sign.
Security deposit. Every membership requires a security deposit. The amount depends on your space and location, and your community manager will share it during your tour.
Business insurance. Each member business carries its own insurance. That's standard for any commercial space, and it protects your inventory and equipment, not just the building. We'll tell you what coverage we require so you can line it up before move-in.
Additional key fobs. Your membership comes with access for your space. If you need fobs for more team members, you can add them for a fee.
Increased power. Standard power is included. If you run equipment that needs more, like heavy machinery, commercial appliances, or high-draw production gear, increased power is available for a fee. Tell us what you plan to run, and we'll confirm what your suite can handle.

When you compare us to other options, compare the total monthly cost, not just the base rent. A traditional warehouse lease might show a lower number per square foot. Once you add utilities, internet, CAM fees, and the conference room you'd rent elsewhere, the gap usually closes.
FlexEtc offers flexible terms, so your space can change as your business does. You won't be locked into the multi-year lease that traditional industrial space usually requires.
Yes. Many members start small, or in Labs, our shared warehouse, and move into a larger private suite when their volume calls for it. If you need to scale down, we'll work with you on that too.
